Avalon at Florham Park

I moved to a Avalon 7 years ago after I retired and sold my house. I planned to be here for 6 months and have been here 7 years. I love my apartment and the staff who are consistently responsive, kind and professional. I get frustrated with budgeting shortfalls and continual rent increases coming out of corporate - but our office and maintenance staff do everything they can to make this a good place to live given limitations over which they have no control. My sincere appreciation for what Meghan, Juan , Garfield, Angie and other local staff do to make this home.

We moved in about 5 weeks ago . Juan in maintenance is a wonderful person who has helped with several issues that we encountered since moving in , he’s extremely professional and kind . Angie is great! , and helped us with all needed info in the move in process .We encountered a few issues moving in and Meghan quickly resolved any concerns and makes herself available along with Angie if you have any questions /concerns . The whole team will try to go out of their way to make you happy and make you feel welcome. My husband and I are very happy to be here and be a part of this beautiful community .

I’ve had the pleasure of working with Juan R. as our community maintenance employee, and I am thrilled to share my positive experience. Juan is not only kind and approachable but also incredibly hardworking and efficient in every task he undertakes. His dedication to ensuring our community's maintenance needs are met is truly remarkable. He consistently goes above and beyond to address and fix home issues promptly. His commitment to create a safe and comfortable living environment for all residents is evident in his work. I couldn't be more satisfied with the outstanding service he brings to our community. Garfield is another incredible employee. His kind and approachable personality makes interacting with him a pleasure, and it's evident that he genuinely cares about the well-being of our community. He has an outstanding work ethic and efficiency. He consistently tackles maintenance issues with a sense of urgency, ensuring that our homes are in excellent condition. I'm continuously impressed by Avalons maintenance teams ability to fix problems promptly and effectively. Garfield is a true professional who not only maintains our community but also fosters a sense of warmth and trust among residents. Avalon administration staff claim they address issues - but not convinced at all. However, the maintenance crew (Juan & Co.) work hard to make this community habitable. However some residents here are barbaric to say the least. Don’t clean up after their dogs, let garbage overflow for all to see, and use their decks as refuse collectors. We are here very briefly as our home in south Florida is being built. We are out of here in early 2024. We count the days!! We’ve only been here since May of this year, and it’s been pretty difficult to feel the least bit comfortable. Lastly, the units are super cheaply made which takes a bit to realize until you move in and get a closer look. 4k a month for what?!. DO NOT GET SUCKED IN.
